What we deliver

Our facilities management services

Planned & reactive maintenance

Planned & reactive maintenance

PPM prevents predictable failures and protects compliance; reactive work handles genuine surprises, and every reactive job feeds back into the plan so you’re not paying twice.

  • Mechanical and plumbing maintenance
  • Heating and ventilation servicing
  • Equipment inspections and performance checks
  • Reactive repairs and troubleshooting

Approach

M-07.1

What should an FM SLA include?

A useful service level agreement defines what “good” looks like in plain, measurable terms.

  • Scope of services and systems covered
  • PPM frequencies and what counts as complete
  • Reactive priority levels, response and make-safe times
  • Compliance responsibilities and documentation standards
  • Reporting cadence, KPIs and escalation routes

FAQs

Frequently asked questions

What is actually included in hard facilities management, and what tends to fall outside the scope?

Hard facilities management typically covers the fixed building systems that keep the site safe and operational, including electrical, mechanical, plumbing, and life-safety assets, as well as planned preventive maintenance tasks. It often excludes landlord structural items, tenant fit-out items, and specialist OEM-only equipment unless they are listed as assets in scope.

We have inherited a building with poor records. How do you take over without missing compliance or getting flooded with reactive jobs?

A proper takeover starts with a mobilisation survey that creates or fixes the basics: an asset register, criticality ratings, a statutory compliance calendar, and a backlog list with priorities and costs. You then stabilise the site by fixing immediate life safety and high-risk issues first, and only then build a sensible PPM programme.

What should an FM service level agreement include so performance is measurable, not just “we’ll do our best”?

A useful SLA defines what “good” looks like in plain, measurable terms.

Who is responsible for fire safety and water hygiene compliance, us or the contractor?

The building’s Responsible Person and duty holders must ensure safety measures are in place and maintained. You can appoint competent contractors to deliver the work, but responsibility and oversight still rest with the organisation that controls the premises.

How do we balance planned preventative maintenance and reactive maintenance, so we are not paying twice?

You use PPM to prevent predictable failures and protect compliance, then use reactive maintenance for genuine surprises, with every reactive job feeding back into the plan. A good facilities management contractor will track recurring faults, identify root causes, and adjust the PPM programme so the same issues do not recur.

For commercial kitchens, what maintenance and compliance should we expect for catering equipment, and who can do it?

Commercial kitchen equipment servicing usually requires the right competency in the fuel and systems, not just a “handyman”.
