  • Meticulous digital records to simplify audits

If insurers, auditors or clients ask how asbestos was managed, you need more than a contractor invoice. We make sure the planning, classification and waste trail are complete, so there’s a clear chain of responsibility from start to finish.

FAQs

Frequently asked questions

Who is responsible for managing asbestos?

The duty holder is typically the person or organisation responsible for the maintenance and repair of non-domestic premises, such as building owners, landlords, managing agents, or corporate occupiers with repairing obligations.

Does asbestos need to be removed before demolition?

Yes. Before any major refurbishment or demolition begins, a destructive survey must be carried out, and all identified asbestos must be safely removed from the affected zones to prevent dangerous fibre release.

Is it a legal requirement to have an asbestos management plan?

Yes. Under the Control of Asbestos Regulations, non-domestic premises must have a documented asbestos management plan that outlines how identified materials are monitored, controlled, or scheduled for removal.

Do I need a new asbestos survey before refurbishment or electrical work?

Yes. Routine management surveys are often non-destructive and may miss asbestos hidden within walls, ceiling voids, or structural components. Intrusive refurbishment or electrical work requires a targeted survey before work commences.

Who is the duty holder for asbestos in a leased building?

Responsibility usually depends on the lease agreement. If the landlord retains repair duties for the structure and common parts, they are the duty holder for those areas. If the tenant is responsible for maintaining the interior and structure, the duty falls to them.

How often should an asbestos register be updated?

An asbestos register should be reviewed regularly, at least annually, or immediately following any property alterations, maintenance work, or changes in material condition.
